NEWPORT BEACH, Calif., Jan. 31, 2014 — The Irvine Company announced today that 520 Newport Center Drive, Newport Center’s newest office workplace offering the best of California’s premier business lifestyle, is now leasing for occupancy starting in late 2014.
Designed to be the most prestigious office building in Orange County, 520 Newport Center offers a rare opportunity for companies to locate in a world-class, 21-story building with sweeping ocean, city and mountain views.
Stunning sunsets over Catalina Island, epic vistas of the Santa Ana Mountains and a horizon spanning the Southland afford endless inspiration for executives, employees and visitors to 520 Newport Center.
“Our purpose in planning, designing and building 520 Newport Center was to make the most of an extraordinary setting by showcasing views that are among the best in the world,” said Doug Holte, president of Irvine Company Office Properties. “With elegant design, a premier location and the breathtaking backdrop of coastal Southern California, 520 Newport Center makes a dramatic statement.”
520 Newport Center is a rare opportunity for companies to locate at one of the nation’s most exclusive business addresses. Newport Center Drive ranks alongside New York’s Fifth Avenue, San Francisco’s California Avenue and Avenue of the Stars in Los Angeles among the top 10 Most Expensive Streets for Office Rents, according to a September 2013 report by Jones Lang LaSalle.
The coveted 520 Newport Center location offers a compelling recruiting and retention rationale for companies. Employees will save time with productivity-enhancing features that include convenient covered parking structures with shower facilities and auto wash service. They can make the most of 520 Newport Center’s coastal setting with a courtyard featuring plush, resort-style seating, Internet access, a tranquil fountain and historic works of art.
“520 Newport Center is both a prestigious business address and a high-performance workplace where employees can focus on work because their days are more convenient and fulfilling,” said Steve Case, executive vice president, Irvine Company Office Properties. “As California’s leading provider of office workplaces, we work with customers large and small across the state, and that unique vantage point allows us to implement the best of what we see into 520 Newport Center.”
Newport Center: Ultimate Business Destination
520 Newport Center is in the heart of Newport Center, a 600-acre master-planned collection of upscale offices, luxury apartments, fine hotels and premier shopping and dining.
In the world of finance, Newport Center is known as the global headquarters of leading investment manager Pacific Investment Management Co., better known as PIMCO, and Pacific Life Insurance Co., a leading insurer and investment company.
PIMCO and Pacific Life are joined by a range of other leading finance, professional services, real estate and other businesses, including the Orange County office of global law firm O’Melveny & Myers LLP, commercial real estate investor KBS Realty Advisors and investment advisers J.P. Morgan Securities LLC and Merrill Lynch Wealth Management.
Just steps away is Fashion Island, an open-air, coastal shopping center that includes Whole Foods Market, Orange County’s only Neiman Marcus, the county’s largest Apple store and more than 5,000 seats of dining, including restaurants such as Fig & Olive, Red O and Lark Creek ― the same caliber of iconic dining found in Los Angeles, San Francisco and New York.
Newport Center also is home to The Colony at Fashion Island, offering 245 luxury apartments in close proximity to 520 Newport Center. In late 2014, the Irvine Company plans to start building a new Newport Center apartment community that will bring 524 luxury apartments near 520 Newport Center by 2017.
“The opportunity to work at 520 Newport Center, live nearby in a luxury apartment and shop and dine at Fashion Island defines California’s premier business lifestyle,” Case said.
Just beyond Newport Center are the luxurious coastal neighborhoods of Newport Harbor, Corona del Mar and Newport Coast, offering some of the country’s most exclusive executive housing.
The Resort at Pelican Hill, named the top Southern California resort for the past four years by readers of leading luxury travel magazine Condé Nast Traveler, is just up the road from 520 Newport Center, offering luxurious villas and bungalows, championship ocean-view golf, exquisite dining, relaxing spa treatments and elegant meeting space.
Part of Newport Center Master Plan
The building of 520 Newport Center began in late 2012, though the project actually is more than five decades in the making. An expansion of the Irvine Company’s headquarters campus, 520 Newport Center first was envisioned by famed California architect William Pereira when he created the master plan for Newport Center and the rest of the historic Irvine Ranch.
Along with the Irvine Company’s headquarters complex, Pereira also designed Newport Center’s Pacific Financial Plaza and the Pacific Mutual Building using the concrete-formed exteriors with his trademark three-dimensional tessellating patterns. Pereira’s other works include San Francisco’s Transamerica Pyramid, the Los Angeles County Museum of Art and the master plan for the University of California, Irvine, as well as several buildings at the university.
Building on Pereira’s vision, renowned New York-based architectural firm Pei, Cobb, Freed & Partners designed 520 Newport Center. The design, led by founding partner Henry Cobb, is a modern take on Pereira’s vision for the Irvine Company’s headquarters complex. The design complements the recently completed Pei, Cobb, Freed building at 650 Newport Center Drive, which in 2014 will serve as the headquarters for leading investment manager PIMCO.
For customers of 520 Newport Center, the Pei, Cobb, Freed design means they will work from a building of international stature. The firm’s other works include Boston’s John Hancock Tower, U.S. Bank Tower in downtown Los Angeles, Chicago’s Hyatt Center (acquired by Irvine Company in 2010), the Bank of China Tower in Hong Kong and the expansion and modernization of the Louvre museum in Paris.
Quality in the Details
520 Newport Center’s design draws on quality materials and attention to details. The building’s façade includes elegant Italian travertine marble from the fabled Mariotti quarry near Rome. Optical-quality American glass neutralizes heat and glare while maximizing natural light. Floor-to-ceiling windows of 10 to 11 feet make the most of the panoramic views.
The grounds of 520 Newport Center include two motor courts and a palm-lined promenade that lead customers and visitors to a grand, 28-foot-high lobby with a welcoming concierge. Guests can easily find their way with electronic directories, while customers and guests can enjoy a smooth, fast ride to their floors with modern elevator systems that use destination dispatch technology to efficiently shuttle passengers.
The customer floors of 520 Newport Center feature efficient 18,000-square-foot floor plates that are free of interior columns and suitable for a range of workspace arrangements, from progressive to traditional ― all with 360-degree views. Corner offices capture sweeping window views that are entirely free of column obstructions.
520 Newport Center is designed to achieve Gold certification under the Washington, D.C.-based U.S. Green Building Council’s Leadership in Energy and Environmental Design, or LEED, program.
Irvine Company Office Properties is the leading provider of LEED-certified properties in California with nearly 15 million square feet of efficient, high-performance workspace at more than 50 properties in Orange, San Diego and Los Angeles counties as well as Silicon Valley.
“With 520 Newport Center, our customers will have peace of mind knowing their workplace is built on sustainable operations,” Case said. “They also will share in the operational benefits that come from sustainable buildings, including providing environmentally healthier workplaces that promote job satisfaction and productivity.”
