Irvine Company Announces a Major $30-Million Reinvestment in Iconic Woodbridge Village Center

Beloved retail center will be enhanced with new coastal California design, upgraded mix of tenants to complement longtime favorites, and an expansive outdoor dining and gathering spot overlooking North Lake

IRVINE, Calif. (February 25, 2016) — Irvine Company announced today that Woodbridge Village Center in Irvine will undergo a transformational $30-million reinvestment that will upgrade the retail, dining and entertainment mix to complement longtime favorites, freshen the architecture for a coastal California feel, and create an expansive outdoor setting for dining, relaxing and community gatherings that overlooks North Lake.

“We’re taking everything that people love about Woodbridge Village Center and transforming it into even more of a community gathering place with new amenities and updated features,” said Dave Moore, president of Irvine Company Retail Properties. “It will still be the ideal spot to take in a movie, enjoy a meal or cup of coffee or just somewhere to get comfortable and take in the beautiful scenery.”

New tenants for Woodbridge Village Center will be announced throughout the coming year. Additionally, popular longtime retailers Barnes & Noble and Ruby’s Diner will remain, and meetings are underway with current tenants.

The visual and physical focal point of the 37-year-old center’s reinvestment will be the creation of a “front porch” setting near the property’s main entrance on Barranca Parkway. There, visitors can dine, chat, attend community gatherings or simply relax in an open-air, resort-like setting and enjoy unobstructed views of North Lake and the picturesque local mountains.

The community gathering spot with its expanded views will be created by the removal of a two-story, mixed-use building at the heart of the center. Some tenants of that building relocate within the center. Others could relocate to other Irvine Company properties or elsewhere.

The makeover will reduce Woodbridge Village Center’s overall square footage by nearly 15,000 square feet, a right-sizing that will allow for the enhanced community gathering spot and improved parking.

Since it opened in 1979, Woodbridge Village Center has been a cherished amenity for Woodbridge residents and others throughout Irvine and Orange County.

“We listened closely to what the community wanted to see at Woodbridge Village Center, and this reinvestment is the result of what we heard,” Moore said. “Woodbridge Village Center has always been at the heart of the Woodbridge residential community and now its future will be secure for generations to come.”

Work is set to begin in August 2016, with a targeted completion in the second half of 2017.
