LPA Design Studios leases more than 55,000 square feet of former Broadcom space at UCI Research Park

IRVINE, Calif. (August 20, 2018) – Irvine Company announced today that LPA Design Studios, a national leader in sustainable design, has leased 55,450 square feet of the former Broadcom headquarters at UCI Research Park.

Company officials said it was a fitting choice for LPA. The Irvine-based firm— one of the only design firms in the nation with a dedicated research team—played a key role in the master-planned design, landscape architecture and signage identity of UCI Research Park, which opened in 1996.

Formerly known as University Research Park, it was renamed UCI Research Park in 2017 to more closely reflect its proximity to and relationship with the adjacent UCI campus. The 185-acre business park is home to more than 75 companies and more than 8,000 employees, including Cisco Systems, Intel, Skyworks and Toshiba America.

LPA’s relocation to 5301 California will involve consolidating current office space at 5161 California and 130 Theory. The firm expects to move to its newly designed space in March 2019.

Wendy Rogers, LPA’s chief executive officer, said the former Broadcom space offered an opportunity for the firm to do what it does best: design efficient, sustainable, creative workspaces with a research-driven, human-centered approach.

Rogers said LPA’s new consolidated office space will underscore the firm’s expertise in sustainable design. Instead of private offices, the interior will feature large open areas with work zones customized for the firm’s myriad specialties and skill sets. Zones will feature flexible workspaces and furniture, from high-top tables to closed-door conference rooms, as well as alternative spaces to support the different ways teams work and collaborate.

LPA is known for its innovative designs for clients representing a wide range of industries from developers and educational institutions, to athletic organizations, healthcare groups and government agencies. Other notable projects in Orange County and California include Mazda’s North American Operations in the 200 Spectrum building, , Edwards Lifesciences corporate campus and Cal Poly Pomona’s Student Recreation Center.

At the former Broadcom space, LPA will join other customer, Paciolan, a ticketing technology company.

Irvine Company’s reinvestment of the former Broadcom headquarters site includes a one-acre “Vine Park,” a digitally-enabled, open-air venue for team collaboration and fully equipped for hosting cutting-edge events and exhibitions.

LPA is revamping the overall look and ambience of the campus through sophisticated interiors that enhance collaboration and fosters innovation. Additional enhancements include a chef-driven café and a conference center that features high-tech AV equipment, a spacious entry and reception area, flexible seating for more than 100 attendees, and a large kitchen area for catering opportunities.

The reinvestment is also bringing Irvine Company’s signature wellness amenity, KINETIC, to the campus. KINETIC offers a unique, integrated approach to workplace wellness featuring a private state-of-the-art fitness center, group fitness, Zagster bike share program, basketball and volleyball courts and walking and cycling routes.

Located off SR 73, UCI Research Park is just minutes from John Wayne Airport and a short drive from luxury apartment communities, Newport Center, Fashion Island Hotel, and The Resort at Pelican Hill.  UCI Research Park also houses tech incubator EvoNexus, where innovative startups have attracted more than $24 million in funding, and The Cove, UCI’s 47,000-square-foot “Applied Innovation” incubator.
