Irvine Company pre-leases two new buildings at The Quad @ Discovery Business Center to global medical device manufacturer Vyaire Medical, Inc.
Lease is latest example of demand for ‘NextGen’ workspace in Irvine Spectrum
IRVINE, Calif. (Oct. 17, 2017) – Vyaire Medical, Inc., a recognized leader in medical devices for respiratory diagnostics, ventilation, anesthesia delivery and patient monitoring, has signed a lease for two buildings at Irvine Company’s new “NextGen” campus at The Quad @ Discovery Business Center in Irvine Spectrum.
The company will occupy 50% of The Quad – space totaling 185,000 square-feet at 510 and 520 Technology Drive when the workplace community opens in the summer of 2018.
The lease adds to Irvine Spectrum’s growing reputation as the ultimate business address. The Quad @ Discovery Business Center is 50-percent pre-leased; Irvine Company’s new 21-story 400 Spectrum Center, which opened September 13, is 41-percent pre-leased; its sister building, 200 Spectrum Center, opened last year and is 99-percent leased.
The remaining 7 million square feet of Irvine Company offices in Irvine Spectrum are 98-percent leased.

Irvine Company’s six NextGen buildings in Irvine Spectrum total 581,000-square-feet. The projects include four three-story and two four-story buildings totaling 370,000-square-feet at The Quad @ Discovery Business Center and two four-story buildings totaling 211,00-square-feet at Sand Canyon Business Center, which opened this summer and is already 70-percent leased to technology leaders AutoGravity and Cavium.
Both projects—close to the 405, 5 and 133 freeways near Irvine Center Drive and Sand Canyon Avenue — are located at one of California’s premier live, work, play communities.
